Can you hold a property before I apply?
Unfortunately, we cannot hold properties without a completed application. All rentals are leased on a first-come, first-served basis once a full application and required fees are received. We recommend submitting your application as soon as possible to secure the home you’re interested in. -
Do I need to pay first and last month’s rent along with the security deposit?
Move-in costs vary depending on the property. Typically, tenants are required to pay the first month’s rent and a security deposit before moving in. In some cases, the last month’s rent may also be required. -
How old do I need to be to apply?
Applicants must be at least 18 years old (or the legal age to enter into a lease agreement in your state). -
Is the security deposit refundable?
Yes. Your security deposit is refundable as long as you meet all lease terms, pay rent in full, and leave the property in good condition beyond normal wear and tear. Any deductions for damages, unpaid rent, or cleaning fees will be clearly itemized. -
Who needs a cosigner?
A cosigner may be required if an applicant doesn’t fully meet income, credit, or rental history criteria. Cosigners must meet our financial qualifications and sign a guarantor agreement to support the lease. -
I found a property I want to rent. How do I apply?
Applications can be submitted online or in person. A completed application, application fee, and supporting documents (such as proof of income and valid identification) are required for processing. -
How do I pay rent?
We make paying rent simple and convenient. Tenants can pay online through the Tenant Portal, set up automatic bank transfers, or use check or money order, depending on property options. Online payments are encouraged for faster and more secure processing. -
Can I get a pet after moving in?
Please review your lease and contact management before getting a pet. Some properties allow pets with an additional pet deposit or monthly pet rent, while others may have restrictions or breed limitations. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on the lease are responsible for the full lease term. If one roommate wants to remain, they must qualify on their own or request approval to add or replace a tenant through our office. Management approval is required before any changes are made. -
My lease is expiring soon, and I plan to move out. What should I do?
Most leases require written notice prior to move-out. Please review your lease for the required notice period and submit your intent to vacate in writing before the deadline to avoid additional charges. -
Who is responsible for repairs and maintenance?
Our management team handles routine maintenance and necessary repairs. However, tenants are responsible for damages caused by negligence, misuse, or unauthorized alterations. Maintenance requests should always be submitted promptly through the Tenant Portal to ensure timely service.
